Job Description
Job title: Employer's Agent – Remote Role Summary: Lead residential new‑build, refurbishment, and mixed‑use projects from inception to completion. Act as the client liaison, project manager, and project deliverer, ensuring on‑time delivery, quality control, and financial compliance. Expactations: Minimum 3 years postgraduate experience in residential construction. Proficiency with JCT contracts, development agreements, and sustainable development investigations. Proven ability to manage pre‑contract and post‑contract processes, negotiate with contractors, and report financial performance. Key Responsibilities: • Manage full project lifecycle, from pre‑contract investigations, survey coordination, and negotiation of tender documents to post‑contract administration and completion. • Chair and minute pre‑contract and site meetings, ensuring timely distribution of minutes. • Prepare Employer’s Requirements, performance specifications, and contract documents including Build Agreements and JCT forms. • Negotiate specification changes, review drawings, and manage contractor payment applications, issuing payment notices and financial statements. • Conduct site inspections, quality checks, snagging, and defect monitoring. • Issue certificates, notices, final accounts, and monthly fee statements to clients. • Provide procurement route advice, risk identification, cash‑flow forecasts, and EOT claim evaluation. • Report monthly to the Team Leader on fee projections and project programme status. Required Skills: • Project management and delivery in residential construction. • Strong client, contractor, developer, and stakeholder communication. • Knowledge of JCT contracts, development agreements, and construction law. • Site management, quality control, and inspection expertise. • Financial acumen for budgeting, invoicing, and cash‑flow forecasting. • Risk assessment, issues resolution, and contract negotiation. Required Education & Certifications: • Post‑graduate degree in Construction Management, Civil Engineering, Architecture, or related discipline. • Proven experience with JCT contracts and Development Agreements. • Certification in relevant construction or project management bodies is an advantage (e.g., RICS, CMI, PMI).
