Your New Role
As Analyst, Investments reporting to the Director, Investments, you’ll support the full investment lifecycle across Troika’s growing portfolio. This is an entry-to-intermediate level opportunity designed for someone eager to build a long-term career in real estate investments and development.
On the acquisitions side, you’ll assist in evaluating new development land and income-producing opportunities. You’ll build and maintain pro formas in Excel, conduct financial analysis, support due diligence efforts, and help prepare acquisition and Investment Committee memorandums summarizing key risks, assumptions, and returns.
Within portfolio management, you’ll contribute to financing initiatives, including preparing data rooms for CMHC and lender submissions, supporting Requests for Financing, and updating quarterly portfolio workbooks. You’ll assist with maintaining accurate and up-to-date pro formas across active projects, ensuring investment assumptions align with real-time project performance.
You’ll also play a key role in investor reporting. This includes helping prepare monthly and quarterly investor and joint venture reports — both financial schedules and written narrative — working closely with development, construction, and sales teams to ensure reporting reflects current progress and strategy. You may also assist with quarterly investor webinars and economic overviews.
In addition, you’ll conduct ongoing market and economic research, synthesizing third-party reports and market intelligence into actionable insights that inform new investment decisions and portfolio strategy.
What Sets You Apart
You bring 1–3 years of experience in real estate investments, development, asset management, or acquisitions, ideally within a development firm, investment platform, or similar environment. You have strong Excel and financial modeling skills, with the ability to build and maintain pro formas accurately, and can manage multiple priorities in a fast-paced setting.
You hold a degree in Business, Finance, Engineering, Real Estate, or a related field. A CFA designation or progress toward it would be considered an asset.
Above all, you’re a strong communicator who thrives in a collaborative, entrepreneurial culture. You’re driven by both numbers and outcomes, able to connect the dots between investment analysis and real-world community impact.
